How it works
We estimate net monthly income (using a simple effective tax rate), subtract your living expenses and existing debt repayments, then apply a 30% safety margin on the remaining surplus.
That available repayment is converted into a maximum loan using a serviceability rate equal to your input rate plus a 3% APRA-style buffer. Adding your deposit gives the estimated maximum property price.
This is not a lender assessment — every bank uses its own policy and verification.
Frequently asked questions
- Why is the result lower than what a lender might offer?
- We use a conservative 30% safety margin on surplus and a 3% serviceability buffer to avoid over-extending.
- Is the tax assumption realistic?
- We use a simple 25% effective rate as a rough estimate. Your actual take-home depends on individual tax circumstances.
- Should I borrow up to this number?
- No — this is an upper bound. Most buyers benefit from staying well below their maximum to leave room for rate rises and life events.
